1. What is involved in a property tax appeal?
By Yourself:
a. File a written protest by the deadline.
b. Research available property data housed at CAD
c. Obtain comparable sales and equity property data
d. Adjust comparable data as a fee appraiser would
e. Prepare case to present
f. Spend the better part of a day or two, under oath, arguing with bureaucrats

This could be due to a myriad of reasons, primarily due to the fact that the appraisal district used mass appraisal, which includes a database full of flawed data.

6. Property values can only go up so much each year, correct?
Incorrect, the CAD maintains numerous “values.” The value the CAD appraises the property for can increase any percentage in a given year. A common misconception is that the value can only increase 10% per year. The “assessed” value is what the property is taxed upon, and Texas Law only allows the “assessed” value to increase a maximum of 10% per year. But if the appraised or market value is increased 30%, the CAD is effectively banking the additional 20% for future years. Further, the high market value will adversely affect your neighbors.

Yes. Real estate valuation is subjective. It’s very common for evidence to exist that supports a lower value. Never has one of our client’s property values increased due to the appeal.
